No kilometre surcharge. We have a slightly higher Ardennes flat fee (+€50 to €100 depending on zone) to cover the 1h30 to 2h drive from Wavre, but no overbilling after assignment. The standard turnaround is therefore 7 days.
Luxembourg cross-border — what specifics at reception?
In Arlon, Aubange, Messancy and other border municipalities, many buyers work in the Grand-Duchy. The property market is tense there and some developers are less rigorous facing hurried buyers. We pay particular attention to finishing quality and permit compliance. Arlon case-law is favourable.
Insulation and Ardennes — what checks?
The Ardennes continental climate (-15°C in winter, more than 1m of snow some years) requires impeccable air-tightness and reinforced insulation (24-30 cm wool in the roof common). We test air-tightness with blower-door if possible and check insulation thickness item by item. EPC class A or B+ recommended.
